Aug 26, 2014, 7:08am EDT Shopping center with region’s first Field & Stream purchased for $42 million Email  |  Twitter  |  Google+  |  LinkedIn Ramco-Gershenson Properties Trust acquired Buttermilk Towne Center, a 278,000-square-foot shopping center with Greater Cincinnati’s first Field & Stream store, for $42 million. Buttermilk Towne Center, located at Anderson Road and Clock Tower Way in Crescent Springs, is a former Bear Creek Capital development. The property was transferred to Visconsi Co. Ltd. at the end of 2011, according to details found in U.S. Bankruptcy Court filings in Covington. Bank of America received $18.3 million from Cleveland-based Visconsi, records show. BofA received 50 cents on the dollar on the $36.4 million it was owed. Visconsi also paid several million dollars to other creditors, said Tim Hurley , an attorney who represented Buttermilk Towne Center LLC in its Chapter 11 case. Bear Creek started developing it in 2003. It was 70 percent full by the time it opened in the summer of 2005, according to comments former Bear Creek developer Matt Daniels made to Northern Kentucky business leaders at the time. Even if Visconsi paid a few million dollars more, it’s possible the former owner sold the center for double what it paid for it. Ramco-Gershenson Properties’ (NYSE: RPT) acquisition of the property was funded with cash on hand from the company’s recent equity offering. Buttermilk Towne Center is anchored by Home Depot , Field & Stream, LA Fitness, and Remke Market. The center also includes land for the development of up to six outparcels and room to build 22,000 square feet of additional retail space. This is Ramco-Gershenson Properties’ third acquisition in the Cincinnati market. “Buttermilk Towne Center is a core-quality shopping center that also lends itself to an increase in net asset value through the development, leasing, and/or sale of additional retail space, making it a homerun for our company. With the acquisition of Buttermilk, we have been able to establish a presence in a number of the most desirable trade areas in the Cincinnati market with the purchase of three high-quality shopping centers in an eight month period,” Dennis Gershenson , president and CEO, said in a news release. “Our focus remains on acquiring superior, trade-area dominant shopping centers in attractive metropolitan markets, which provide opportunities to add value.” Page 1
