New condo The Davisville bridges the gap between 1930s history and modern construction

CV Wed., June 23, 2021timer4 min. read It would have been so much easier to tear the old place down and start with a blank canvas — had the city and heritage folks given their blessing. Instead, the developer behind a planned midrise condominium near Yonge St. and Eglinton Ave. married the old with the new to create a 12-storey building that will preserve the character of the streetscape. “We’re bridging the gap between the 1930s and 2021,” explains Daniel Winberg, president and chief operating officer of Rockport Group . Located on the northwest corner of Yonge St. and Manor Rd. W., between Davisville and Eglinton Aves., the project incorporates the existing two-storey, tan-toned, brick-and-limestone building into a new structure that will be built behind, below and on top of it. Called The Davisville , the boutique building will comprise 79 suites with set-back terraces and balconies that provide what Rockport calls “urban yards” for outdoor living. With sizes ranging from one-bedroom and 487 sq. ft. to two-bedrooms-plus-den and more than 1,400 sq. ft., condos will be priced from $689,900. Getting the green light to redevelop the site was no quick or easy task, requiring “mutual respect, compromise (and) good open discussion” with the City of Toronto, Heritage Preservation Services and ratepayers, says Winberg. The old building is among 258 midtown properties that have been listed as heritage sites for their important 1930s design characteristics on the street frontage. “It took a lot of iterations to get a rendering we were happy with, combining new with old,” Winberg says of the final design. Unlike a similar project he and Rockport did a few blocks north at the Montgomery Ave. postal station — a 1937 art deco building — the Manor Rd. edifice that houses shops and apartments is not exactly a pretty face. But the aim was more about preserving the street character, explains Colthoff, who performed an architectural “balancing act” to make the new structure “understated and simple” so it won’t detract from the heritage element, he says. Not so simple were the structural challenges posed by adding several storeys behind and on top, and “lining up floors, windows and doors to make sense.” With many of the challenges below grade, things like parking facilities became “a little more interesting,” says Winberg, citing the addition of “puzzle parking” in which an automated system employs sliding pallets to park and retrieve vehicles. Up above, Colthoff designed the higher floors with stepped-back terraces to avoid shadows. “We think it’s important to give truly liveable spaces in an outdoor environment,” he says. To that end, Rockport has ensured that every condo unit will have a balcony or terrace, equipped with a gas barbecue hook-up, electricity and an attractive, easy-on-the-feet textured surface. “It’s real outdoor space that’s usable and improves the value and overall feeling in the building,” Winberg says of their trademarked urban yards. (Seven rental suites won’t have outdoor space but will have access to building amenities.) For outdoor enthusiast Alanna Steiner, who is thinking about purchasing an upper-floor two-bedroom suite, the idea of a large terrace with gas hook-up is a “huge” attraction. “When you live in a condo, it’s very important to be able to enjoy fresh air off your balcony and sit outside for a couple of hours,” says Steiner, who currently rents a condo nearby and works in the medical devices field at various Toronto hospitals. Loading... Loading... She rhymes off a list of other appealing features about the boutique building: a well-equipped gym; high-end common areas; package lock-up; lounge for hosting family gatherings; and a security system that, “for a single female, will be as good as it gets.” There’s also the central location and easy walkability to subway, shops, restaurants, grocery stores, parks, ravine system and “beautiful neighbourhoods,” she says. After coming home from work, “the last thing I want to do is get in the car again.” The heritage aspect of The Davisville is also meaningful to Steiner. “It’s thoughtful to take into consideration what came before and the historical architecture. It’s going to be a beautiful building.” With interiors by Patton Design Studio , suites will feature European-style cabinetry and appliances, quartz countertops and engineered hardwood. Smart-home features will include facial recognition and allow residents to see remotely who’s at the door, book amenities and get parcel notifications. Winberg, a self-described technology lover, is also “pretty old-fashioned in some ways” as he talks about the joys of outdoor life in the Davisville neighbourhood, one of the greenest parts of the city with numerous parks and trails. The Beltline Trail is a “wonderful public space for running and walking,” says the developer, who grew up nearby and takes his three young daughters to the same park where he played hardball as a kid. “There’s so much life, so much activity” in the area, he says. “The Davisville honours that and adds to it.”
