Top Projects of 2017: The Gardner School

Developing the new Gardner School in Edina meant converting a space that was designed for isolation from the outside world to one that required plenty of natural light and an “open” feel, while providing security. One of three sites chosen by Tennessee-based Gardner School for its first expansion into Minnesota, the 1969-vintage building had been used as a television production studio and as a sound/recording studio for music and video. That history presented some unusual engineering challenges. In the process of nearly complete demolition of the interior, it was discovered that some of the load-bearing walls were constructed of sand-filled masonry. Every time the contractors opened a wall, “sand would come pouring out,” said Elliot Christensen, business development director for Shingobee Builders. Architect Bryan Slonski of NORR Architects’ Chicago office said the finished facility reflects the 21st century approach to school design, including abundant natural light in each classroom, floor-to-ceiling windows along the interior corridor, and large indoor play and multi-use spaces with high ceilings. The architects took advantage of unique interior spaces with elevated roof decks, left over from the building’s television studio past, that provided more than 2,000 square feet of indoor play space for the preschool. Because the site is on a flood plain, one of the school’s most distinctive features is an elevated outdoor playground, built on a deck structure, to allow water to flow underneath, if necessary, said senior project manager Stacy Gleason of Shingobee Builders. The contractors put additional piles under the structure to ensure stability. The playground surface is a poured-in-place, rubber-like coating. High-end, interior finishes include wood laminate flooring, tegular (suspended) ceiling tiles, custom wood wainscoting, and hand-painted murals by an artist in Tennessee. To fit the aesthetic of the surrounding neighborhood, upscale elements were added to the exterior of the previously austere building, including stone, cedar shake shingles, sun shades above windows, sconce lighting, and soffits with wood corbels.
